The screening engine is iVerify, North Star's proprietary land-documentation and site-screening platform. A freight corridor may contain thousands of parcels; the work is narrowing that universe down to the few parcels that survive flood, soils, access, and entitlement screening and can actually be controlled.

Field-Verified Site Documentation

Land intelligence does not stop at desktop screening. iVerify documents candidate sites in the field: access points, drainage conditions, parcel boundaries, surrounding uses, road frontage, utilities, environmental constraints, and photos. The resulting report gives buyers, capital partners, brokers, and public officials a shared factual record.

GPS results are approximate; consult a licensed surveyor for legal use. Screening reports are not a survey, appraisal, zoning opinion, traffic study, or geotechnical report — they decide whether deeper diligence is justified.
